Based in Leeds, we generally operate within a 25 mile radius, covering the major urban centres of Harrogate, York, Selby, Wakefield, Bradford, Huddersfield, Halifax, Keighley and Skipton. However, we are pleased to consider commissions further afield, subject to agreement on fees.
On domestic extensions and alterations we provide initial design 'sketches' for the clients' approval prior to the preparation of full Planning and Building Regulation submission drawings and specifications. Our typical sequence of work is:
- Site visit and initial advice
- Survey
- Sketch proposals for client approval
- Submission of Town Planning application (if required)
- Submission of Building Regulations application
In most cases, the drawings produced for Building Regulation submission are sufficient for costing and construction purposes by your builder, although additional input is sometimes required. Over the years we have developed associations with other construction professionals to provide specialist advice, input and information where appropriate. Depending on the nature and complexity of a particular project these may include:
- Structural/Civil Engineering
- Mechanical/Electrical/Environmental Engineering
- Project Management
- Party Wall Surveying
The likelihood of your needing to appoint any of these will be discussed during our initial site visit so you can budget for their own charges.
Naturally, our fee for undertaking commissions varies significantly depending on the nature and extent of the service. We'll give you an assessment when we make our initial site visit and confirm the actual fee when we submit our sketch proposals for your approval. Our fees are generally based on a lump sum and payable in two instalments - the first at Town Planning determination stage and the second on approval under the Building Regulations.
